There is a room in your home that every single guest uses. They walk in alone, close the door, and for a few minutes — they look around. They notice everything. The dated faucet. The builder-grade mirror that's been there since 2003. The wallpaper you've been meaning to replace for five years. The light fixture that buzzes just slightly when it's on.

That room is your powder bathroom. And it has been quietly working against you.

Here's the thing nobody tells you: the powder bath — that small half bath off your entryway or main living area — is one of the highest-impact, highest-return investments you can make in your home. It's also one of the most overlooked.

We want to change that. And we want to help you change yours.

Why the Powder Bath Matters More Than You Think

It's the Room Everyone Sees

Your primary bathroom? Guests almost never see it. Your laundry room? Off limits. But the powder bath is public. It's the room you direct people to at dinner parties, holiday gatherings, and every casual visit in between. It gets more eyes on it than almost any other space in your home — which means its condition speaks louder than you might realize.

A stunning powder bath tells every guest: this home is cared for. This home has taste. This home is something.

A dated one tells them something else.

It's the Easiest Room to Transform

Because a powder bath is small — typically just a sink, a toilet, and four walls — it can be completely transformed for a fraction of the cost of a full bathroom or kitchen remodel. New vanity. New tile. New fixtures. Statement wallpaper. A piece of custom cabinetry. A mirror that makes people stop and look twice.

These are not massive undertakings. They are targeted, intentional decisions that completely change how a space feels.

What takes months in a kitchen can take weeks in a powder bath. What costs tens of thousands in a primary suite can cost a few thousand in a half bath. The return on investment is genuinely hard to beat.

It's One of the Best ROI Remodels in Real Estate

Real estate professionals consistently point to bathroom updates — particularly powder bathrooms in high-traffic, visible areas of the home — as among the best investments a homeowner can make before listing. A well-designed powder bath signals to buyers that the home has been maintained and upgraded thoughtfully. It creates a memorable moment in the showing experience. And it adds real, appraised value to the property.

A minor bathroom remodel routinely returns 70–80% of its cost at resale — and in competitive markets, an updated, design-forward powder bath can be the detail that tips a buyer from interested to sold.

But here's what we think is even more important than resale value:

You live here now. You deserve to love every room in your home today — not just when you're selling it.

What This Actually Looks Like: A Real KLD Powder Bath

We'll let this one speak for itself.

This powder bathroom is a perfect example of what happens when every decision in a small space is made with intention. There is no filler here. Every element was chosen to work with everything else — and the result is a room that stops people in their tracks.

Here's what went into it:

The Vanity — A custom two-drawer vanity in a warm, ribbed straight-grain wood with an open lower shelf. The texture adds depth and visual interest without competing with the stone above it. Brass bar pulls in brushed gold finish tie directly into every other metal in the room.

The Stone — A thick slab countertop in a warm grey quartzite with dramatic natural veining — full-thickness, with that beautiful live edge and weight that you simply cannot fake with a laminate or ceramic. The stone is also carried up the wall as a backsplash behind the sink, creating one uninterrupted, luxurious surface. This is the kind of material decision that makes a room feel expensive from the doorway.

The Faucet — Wall-mounted, brushed brass, with a clean architectural form. Mounting the faucet on the wall rather than on the deck is a small detail with an enormous visual payoff — it keeps the stone countertop completely uninterrupted and gives the whole vanity a custom, elevated look.

The Wallpaper — A warm taupe botanical print with delicate white leaf and branch patterns on a soft grasscloth-texture background. It wraps the room in warmth and organic life without overwhelming the stone or the vanity. This is exactly the kind of choice that feels bold in the showroom and completely right once it's installed.

The Mirror — A gold-framed scalloped arch mirror that introduces a soft, curved shape against all the linear elements. It reads as a piece of art as much as a functional mirror.

The Lighting — Brushed gold sconces that continue the warm metal thread running through every detail in the room.

The Floor — Warm wood-look plank flooring that grounds the whole space and connects it to the rest of the home.

Every element — the stone, the wood, the brass, the botanical paper, the curves of the mirror — tells the same story. That's what design is. Not picking things you like. Picking things that belong together.

This is what KLD delivers in a powder bath. And this is what your space could feel like.

What a Powder Bath Remodel Actually Includes

A powder bath transformation through KLD isn't just picking a new faucet and calling it a day. We approach every bathroom — no matter the size — the same way we approach a full kitchen renovation: with intention, with a cohesive design direction, and with materials that are selected to work together as a system.

Here's what the process looks like:

Vanity and Cabinetry — Custom or semi-custom vanities completely change the presence of the room. We can build something from scratch or source a piece that fits your style and your budget.

Countertops — Even in a powder bath, the countertop material matters. Stone, quartz, or porcelain slabs bring a level of finish that elevates every other element around them.

Tile — Floor tile and wall tile or an accent backsplash are where personality lives. This is where you can take a risk you might not take in a larger space — bold pattern, textural stone, handmade tile, graphic mosaic.

Fixtures — Faucet, toilet, and hardware are the jewelry of the room. Brass, matte black, polished nickel — the finish you choose ties the whole space together.

Lighting — A well-lit powder bath does more work than people realize. A single great sconce or a pair flanking a mirror can transform the entire mood of the room.

Mirrors and Accessories — The mirror is one of the first things people see. A statement mirror paired with the right towel bar and toilet paper holder makes the room feel finished and considered, not just functional.

Wallpaper or Accent Paint — Because the square footage is small, you can commit to a wallpaper or color in a powder bath that you'd never use in a larger room. It's one of the few places in your home where bold is almost always better.

Our Design Service: You Send the Space, We Do the Rest

Here's where we make this easy for you.

You don't need to know anything about tile specifications, grout colors, or countertop edge profiles. You don't need to have spent hours on Pinterest. You don't need to know what you want — you just need to know that you want it to be better.

Send us your powder bathroom.

A few photos. Your approximate budget. Any words that come to mind about how you want the space to feel — warm, bright, moody, coastal, modern, classic. That's it.

From there, our designer Katie Dunn will put together a complete material selection for your space. Every tile. Every fixture finish. Every paint or wallpaper. A full, cohesive design direction tailored to your home, your aesthetic, and your budget. No guesswork. No overwhelming trips to showrooms where everything looks the same under fluorescent lights. Just a clear, beautiful, buildable plan — and a team ready to execute it.

What to Expect at Every Budget

Entry-level refresh ($3,000–$6,000): New vanity, updated fixtures, fresh paint or wallpaper, new mirror and lighting. Same bones, completely different feeling.

Mid-range transformation ($6,000–$12,000): New tile floors and/or accent wall or backsplash, custom or semi-custom vanity, stone countertop, updated fixtures throughout, statement mirror and lighting. This is where the space starts to feel genuinely designed.

Full custom remodel ($12,000+): Complete gut, new plumbing and electrical layout, fully custom cabinetry, slab stone countertop and backsplash, designer fixtures and lighting, wallpaper, custom mirror. This is the powder bath people photograph.

Every budget produces a beautiful result when the design decisions are right. That's the work we do before the build ever starts.

You've Been Tolerating That Bathroom Long Enough

There's a version of your home that you love walking into every day. A version where every room — even the small ones, especially the small ones — feels finished and intentional. Where guests come out of the powder bath and say, "I love what you did in there."

That version is closer than you think. And it starts with a few photos.
